The design for Shams Plot C14 seeks to plan and orientate the tower to take advantage of views and amenity over the Central Park area of the Shams Master plan, the mangrove habitat on the island and beyond towards central Abu Dhabi. The tower is conceived as a series of fingers, the tips of which contain generous living rooms and bedrooms that provide panoramic views from open balcony spaces. The employment of fingers in the design promotes an increased residential amenity which enables more accessibility to cross ventilation and views from each apartment. A shaded open colonnade leads pedestrians through the building down to the canal side walk; this route is again lined with retail spaces to maintain an active frontage in the public realm. Retail units on Plot C14 facing the canal will be designed so that their facades can be opened up to the canal in good weather and external terraces can be utilized as seating areas for F+B functions. The top of the tower provides a generous amenity floor with an outdoor pool and terrace, gym, spa and multi-use studio space. The Project Consist of 5 basement levels for services and car park, 1 canal level for retail / F&B at the canal promonade, car park and MEP services, Ground Floor for main entrances and services, Eight typical floors for offices, 23 typical floors residential apartments, Two levels for MEP Equipment areas in the middle of the tower and at the roof top, & Amenity floor for swimming pool, health club at the Roof.
